So what exactly is a real estate bird dog?

Real estate bird dogging is truly one of the most unique ways that I have come across for making money in real estate investing.  Real estate bird dogs are paid by other investors for giving leads on potential investment properties.  Typical fees range between $500 and $3000.00 dollars. 

So why is real estate bird dogging so great?

Being a real estate bird dog allows you to "Earn while you learn" real estate investing.  Imagine getting paid an extra $2000-$5,000 a month just for locating properties.  The best part is that while your making all that extra money, you will also be learning all about buying and selling investment properties.  Think about it for a minute, what is the best way to learn anything?  If you answered practice, then your correct.

Up until now you could never practice real estate investing, unless you were playing monopoly of course.  Being a real estate bird dog allows you to practice real estate investing, because you can follow the progress of each of the homes that you were paid to locate.  For instance, an investor may pay you $1000.00 bird dog fee, which is very good for only doing a couple of hours of work.  But the best part is that you can watch how that investor rehabs and sells the property.  Once you have seen your investors make $20,000-$30,000 profit, it won't take long for you to develop the confidence that you need to start investing on your own.

Another great thing about becoming a real estate bird dog, is that it will allow you to make full time pay for working part time hours.  If you have about 3-4 hours a week to dedicate to your real estate bird dog business you can quickly start pocketing $2,000-$10,000 a month. 

Why would investors pay a real estate bird dog for leads?

As you will soon learn most successful investors don't have time to get out to all of the good deals that the real estate market offers up.  That is where you come in.  You are their eyes and ears out in the field, and they would have to be crazy not to take good care of you.  I am sure you would be more than happy to pay $1,000.00 for a lead that makes you a $20,000 profit.  Do you see what I am getting at?
